Beach Road Design Guidelines

The Beach Road Design Guidelines were adopted by the Tequesta Village Council in January 2023. Per section 78-175 (B) of the Village Code: "Design guidelines. Applications for development and re-development in the R-3 Zoning District shall utilize the village's design guidelines including the design guidelines checklist in order to achieve compliance with the general requirements relative to site plan review set forth in chapter 22, article II, section 22-82. The design guidelines are not in and of themselves approval criteria in any quasi-judicial proceeding. The design guidelines are found at Appendix E of the Village Code of Ordinances, and are kept on file with both the village clerk's office and the village's community development office.

Architectural Design Guidelines

In 2022, the Village adopted the Commercial Corridor Master Plan. Appendix D of the Master Plan has Architectural Design Guidelines to provide inspiration for development's in the Village. In 2024, the Village adopted three different zoning overlays: Tequesta Drive Overlay, US Highway One Overlay, and Village Center Overlay. In each of the three zoning overlays, the architectural styles within the Architectural Design Guidelines are not mandated, but are encouraged. The code of each overlays specifically states: "Aesthetic considerations within the Village Center Overlay as set forth in the November 10, 2022 Commercial Corridor Master Plan should be incorporated into all new development and re-development in this overlay zone. Specific architectural styles are neither mandated nor banned; however, new development and re-development should strive to reflect the architectural styles listed in appendix D (architectural design guidelines) of the Commercial Corridor Master Plan.
