Understanding Property Tax Proposals and Their Impact on TequestaProperty Tax

We've created this page to help you understand how these  legislative proposals and any future property tax changes will impact the Village's revenues and ability to fund services you rely on every day.

These proposals are designed to give voters more say in local tax decisions. However, they will create significant financial challenges for smaller communities like  the Village of Tequesta, which operates on an annual budget of approximately $50 million (including capital projects and enterprise funds like water and sewer).

Important note: Because the Legislature has not yet passed the laws needed to implement these proposals, we will not know the full impact until after the 2026 legislative session concludes.

Where does our property tax money go?

Property taxes are the backbone of our Village's operations. Here's what you should know:

  • $13.6 million collected annually from property taxes
  • Represents 66% of our General Fund (the money that pays for day-to-day services)
  • Our General Fund budget is $20.5 million 
  • About 60% of Tequesta homes have homestead exemptions

What do property taxes pay for?

Your property taxes fund essential services including:

  • Police and fire protection ($10.8 million public safety budget)
  • Parks and recreation and community programs
  • Village administration
  • Water and stormwater management
  • Clean quality water
  • Public facilities
  • Environmental stewardship and green space preservation
  • Planning, zoning and code enforcement (to ensure properties remain tidy)
  • Human Resources (hiring and supporting a high-quality team)
  • Village Clerk services (public records, elections, transparency, agendas, minutes, and communications)
  • Building Department services (permitting, inspections, and safe construction)
  • Public Works and road maintenance (beautification, landscaping, streets, signs, and keeping the Village looking sharp)

Important: Any proposal that passes would prohibit the Village from reducing funding for law enforcement and fire service, meaning any budget cuts would have to come from other areas like parks, roads, or community services, Village administration, etc.
